Through an agreement with your council, the ALMO will carry out a range of services to standards agreed with local tenants and leaseholders.
The ALMO will deliver these services directly and oversee the performance of other contractors. The main services the ALMO will run and expect to improve are:
| Dealing with your repair requests | |
| Managing and supervising grass cutting, gardening contracts, cleaning and maintenance of communal areas | |
| Managing plans for large scale improvement programmes and major repairs | |
| Rent collection, arrears recovery and debt counselling | |
| Tenancy matters and disputes including enforcing tenancy conditions | |
| Tenant participation and liaison with local tenants groups, includes producing newsletters, leaflets and supporting community activities | |
| Working with the police and other agencies to reduce anti-social behaviour | |
| Signing up new tenants, preparing empty properties for letting, mutual exchanges, succession applications and sheltered housing schemes | |
| Undertaking estate inspections and organising adaptations for tenants with disabilities |

If our plans go ahead, the council staff you know already will transfer into the new organisation and will still be based in local offices.
You and your local council will regularly monitor the performance of the ALMO. Your council will still be responsible for:
| Deciding what rents and service charges you pay | |
| Deciding who gets a council home | |
| Helping people who are homeless | |
| Deciding what improvements and major repairs will be carried out | |
| Dealing with Housing Benefit applications | |
| Deciding the housing budget (Housing Revenue Account) |
